A splendid example of a Liverpool Boats widebeam, in great condition both inside and out. Currently available with a fully residential mooring with side garden in West London. Available by separate negotiation. The mooring is the last on the line so has no through access to other boats.

The fairly priced mooring fees opens up the possibility of Living on the water and commuting to central London on a daily basis. Paddinton can be reached in 16 minutes from the local Hayes and Harlington Station, which is a short 15 minute walk from the mooring.

Lagoon has recently been professionally refurbished with high quality new fixtures. The uncluttered tasteful interior offers everything you would expect from modern living on the water.

A hi-spec solar system is ready to be installed with upgraded lithium-ion batteries and management system, should the new owner wish to cruise the boat off-grid.

The large double bedroom at the bow opens out through glazed doors to an incredibly secluded spot with clear views over the canal. There is a good sized bathroom with a large shower, electric flushing toilet and fitted storage units.

The spacious saloon has a good quality sofa bed allowing visiting friends to stay onboard. The new flooring is of a high quality. The newly fitted kitchen features an unused electric cooker and gas hob, plus a new kitchen sink.

Heating is via a Webasto diesel boiler, powering high quality radiators distributed throughout the boat. The hull has spray foam insulation ensuring a warm cosy boat during the winter.

The smart outside appearance of the boat is complemented by the colour matched canopy which cost over £5,000.

Last out of the water in April 2023, she was surveyed and the hull was painted with an epoxy (two-pack) paint system. This means she is unlikely to need to be out of the water again for at least six years, probably longer. New anodes were also fitted at this time.

The boat has a new BSS certificate valid until 2027.

As a guide, the CRT mooring fees are circa £500/m. Potential buyers are advised to make their own enquires with the mooring management before purchase.
